Knight Frank are delighted to report the successful sale of a 3.45 acre residential development site in Harold’s Cross, Dublin 6W. Evan Lonergan of the sales agents outlined how the site was introduced on a private treaty sales basis in May of this year at a guide price of €3.5 million. After huge interest a deal was agreed at over €4.5 million. Evan Lonergan commented that the level of interest generated and the price achieved illustrates the strong demand in the market place for quality residential sites. The site currently has planning permission for 108 apartments together with a primary healthcare centre, however, the vast majority of interested parties were looking to revise the existing permission to provide for medium/high density housing development.
The price equates to over €1.3 million per acre which provides a strong confidence boost to the development market for quality sites. Evan commented that they are witnessing strong demand for small and medium sized housing sites in the Dublin area.
