Parnell Road, Dublin 12

The site is situated on the southern side of Parnell Road between Clogher Road and Aughavanna Road in Dublin 12, approx. 3.6 km southwest of Dublin City centre. The site extends to approx. 1.26 acres and comprises Menni House which is a part 3 storey / part singly storey building of approx. 18,000 sq.ft.

The site is situated within close proximity of the Charlemont Stop on the Green Lúas Line and the Fatima Stop on the Red Lúas Line. Furthermore, St. Stephen’s Green is within approx. 2.1 km while Heuston Station is within 2.3 km.

Church Road, Swords

The subject property represents a superb development site located at the junction of Church Road and Bridge Street in Swords, Co. Dublin. The site extends to approx. 1.34 acres and comprises of 4 detached dwellings in need of repair.

The site also enjoys extensive road frontage of approx. 155 metres and is bounded by Bridge Street to the north, Church Street to the west, residential properties to the south and the Ward River to the east. The site benefits from a recent grant of permission for the construction of a 161 bed nursing home. The proposed scheme ranges in height from 3 to 5 storeys over basement with total internal floor area of approx. 89,544 sq.ft. (inclusive of a Retail/GP facility of 2,723 sq.ft at basement level).

A previous grant of permission (F13A/0179) on site provided for the construction of an approx. 94,539 sq.ft. development comprising a Primary Care Centre, pharmacy and 60 bed nursing home, however this grant expired on 5th April 2016.

Haydens Lane, Lucan

The property is located on the eastern side of Haydens Lane in Lucan, Co. Dublin. The property is less than 2km from Adamstown Train Station and less than 2km from Exit 4 on the N4 providing easy access to Dublin City and all the main arterial routes.

The property comprises a manufacturing /warehouse facility of approx. 28,965 sq.ft which is situated on a self‐contained site of approx. 2.20 acres. The proposed building extends to approx. 70,751 sq.ft. and ranges in height from one to part two and part three storey. The scheme also provides for extensively landscaped grounds resulting in a very aesthetically pleasing development.

Under the South Dublin County Council Development Plan 2010‐2016 the entire site is zoned Objective A, that is ‘to protect and/or improve Residential Amenity’. Uses Permitted in Principle include Residential, Nursing Homes and Retirement Homes.
